1. Nature of Service & Core Operating Principle
OwnProperty (OwnProperty.in) is an independent data intelligence and due-diligence platform that cross-references publicly available statutory filings lodged by real estate developers with state Real Estate Regulatory Authorities (RERA) established under the Real Estate (Regulation and Development) Act, 2016.
OwnProperty is not a real estate broker, agent, underwriter, financial adviser, legal counsel, or sponsored property portal. We do not accept advertising, listing fees, or commissions from builders or real estate promoters.
2. Non-Advisory & Independent Verification Disclaimer
Reports, summaries, contradictions, and metrics provided by OwnProperty are strictly for informational and due-diligence assistance. They do not constitute formal legal opinion, title warranty, structural safety certification, or investment advice.
Prior to executing binding agreements, paying non-refundable token deposits, or disbursing property advances, prospective buyers must engage an independent, qualified legal advocate to examine original physical title deeds, encumbrance certificates, and local municipal sanctions.
3. Precedence of Official Government Authority Records
While OwnProperty uses automated cryptographic integrity checks and regular synchronization to mirror public statutory filings accurately, official records, orders, and gazette notifications issued by the respective State RERA Authority take absolute precedence in any circumstance of divergence or conflict.
4. User Accounts, Purchases & Report Entitlements
- Users receive access to free public property overviews as published on the platform.
- Purchases of paid verification reports (Single Report ₹499, Comparison Pack ₹999) grant access to unredacted investigation dossiers for the specifically purchased project(s).
- Report purchases and refunds are governed strictly by our Refund & Cancellation Policy.
- Free promotional credits granted to registered accounts require explicit confirmation prior to consumption on any target project.
5. Intellectual Property & Commercial Restriction
The compilation, analysis architecture, algorithms (including Contradiction Radar, Quotation Reality Calculator, and Delay Index), and report styling are proprietary intellectual property of OwnProperty Intelligence Private Limited. Unlawful scraping, unauthorized syndication, or reselling of generated reports is strictly prohibited.
6. Dispute Resolution, Governing Law & Jurisdiction
These Terms are governed by and construed in accordance with the laws of the Republic of India. Any legal dispute, arbitration, or proceeding arising under or in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts in Mumbai, Maharashtra.
