Form C Registration Verification

We verify that the project holds an active, non-revoked registration certificate issued under Section 5. We record the original completion deadline, any approved extension certificates (Form 5), and check for any active stop-work or revocation notices under Section 7.

The 70% Safe Banking Lockbox

By government law, 70% of all buyer proceeds must be held in a dedicated scheduled bank account specifically designated for land acquisition and construction. We match the bank name, branch IFSC, and masked account number against state filings so buyers can verify that payment cheques are not diverted into corporate marketing accounts.

Pillar 03Three-Way Progress Check

Architect Form 1 vs Engineer Form 2 vs CA Form 3

We cross-check three sworn quarterly certificates:
1. Form 1 (Architect): Percentage of visual architectural progress.
2. Form 2 (Site Structural Engineer): Actual concrete poured and structural superstructure status.
3. Form 3 (Chartered Accountant): Funds withdrawn in proportion to physical percentage of completion.
Any mathematical difference exceeding 15% triggers an immediate review flag.

Pillar 04Sanctions & Title Land Loans

Commencement Certificates (CC) & Bank Mortgages

We verify floor-by-floor municipal Commencement Certificates to confirm legal permission to erect specific towers. We flag bank mortgages or debt claims over the project land to alert buyers to request an unconditional bank NOC before executing registered sale deeds.

Data Provenance & Freshness Cycle

Our data pipeline executes weekly automated synchronization cycles across all official state portals (MahaRERA, GujRERA, UP RERA, K-RERA, TNRERA, MP RERA). Every project page displays the exact government filing date retrieved from state registers. If a state authority has not published a specific certificate, our system records: “Not published by the authority as of [Current Date]” — because absence of evidence is itself a finding.

Builder Dispute Resolution Protocol

Because OwnProperty is dedicated to factual accuracy, we maintain a transparent, expedited dispute resolution channel for builders. If your project has received an updated Occupancy Certificate, revised municipal sanction, or court clearance that has not yet reflected in our digital mirror, submit your government-issued certificate for verification:
