3 Things You Must Check Before Buying
Builders make big promises in brochures. Here is what we check in official government records.
1. Delivery Date Check
We compare the date the sales agent told you with the real legal completion date the builder signed with the government.
2. 70% Bank Money Safety Check
By law, 70% of buyer payments must stay locked in a separate project bank account and can only be used for building this project.
3. Approved Building Maps Check
View the official layout drawings and building permits signed by city planning, so you know your flat is 100% legal.

What Happens If Your Builder Is Late?
By government law (RERA Section 18), you do not have to wait forever. If the builder crosses the promised date, you have two clear legal rights:
The builder must pay you interest every single month (SBI loan rate + 2%, currently ~10.75% per year) on all the money you paid, until they hand over the keys.
If you no longer want to wait, you can legally cancel your booking and demand 100% of your money back with interest. The builder cannot cut cancellation fees.
